Metal roofs for homes
« on: 06 November 2024, 23:47:29 »
First off, who here Has a metal roof?

If so, how do they compare, energy efficiency wise vs traditional roofs?
How about resiliency?

My house in Ecuador has a metal roof, but I guess it doesn't really compare well to anything in the US. But it is quite durable, especially since earthquakes are not uncommon there,

Just a metal roof is not going to perform well in terms of keeping heat in or out. A conventional house frame would allow you to put in insulation between the roof and the living spaces, which would be a big help. Metal sheet should reflect heat from the sun.

Maintenance-wise, we have a 40-year-old extension on our house which is a flat metal roof. No detectable corrosion or wear. We've had leak problems where the extension meets the old tiled roof, mainly because the splashback wasn't big enough to deal with much heavier rain these days compared to 40 years ago. I'd be concerned about corrosion if the job isn't properly done; all you need is some dissimilar metals in contact to potentially have problems.

And noise. We hear the possums run over the roof, the magpies and crows hopping, and when the heavy rain hits, it's bloody loud.

Modern metal roofs are quite common in Florida and other Gulf Coast states.  They are highly durable and insulated very well.  My uncle in St. Augustine has one that I helped him to repaint not long ago.  Barely any rain noise compared to ancient designs from the 90’s and before. Whereas a shingle roof in the north might last twenty years, the intense sun and heavy rains of the Gulf region wear them out in five to seven years quite often.  Metal roofs by contrast are expensive but as stated last a very long time.

So it depends on your needs and finances, of course.  I invite you to look into it further and see for yourself the various pros and cons.

EDIT: the repainting was not due to corrosion, to be sure.  It was because he wanted to go from a black roof to a terracotta red roof.  He also had beaten copper wrapped around the eaves and facia.  It was basically like a Italian makeover for his house.

Ok . . . 3 types, corrugated, standing seam, and r-panel; probably best to see what is used in your area and fits in for your neighborhood for value.  From what I have heard, the order I gave is their complication on installing.

For Ohio IIRC, your two biggest issues will be hail and snow.  I live in tornado Alley and hail is the big one.  Each type "shows" hail damage to some degree, see what level you can handle.  Replacing damaged portions is all going to depend on how they install.

Another thing, IMO is how many penetrations of your existing roof exists?  You will want to know how whoever is putting on the roof intends to handle them.

Also, my roof already has solar panels on, so how easy will it be to instal metal roofs while they are on?

Traditional roof or metal, they will have to be removed and re-installed . . . or at least that is the way I have heard it done.
